Introduction to The Cypress Preserve Resort, Hudson Florida
The Setting

Cypress Preserve is located just off U.S. Hwy . 19, Hudson in twenty one acres of designated conservation area. The community will include a Two Acre Lake with Nature Trail and Fishing Pier, community pool, meeting area, Children's Play ground and BBQ/Picnic Area.

The Hudson Marina and Beach are five minutes drive away, whilst Green Key Beach, Gulf View mall and numerous Restaurants are just a few minutes drive. Other attractions include Tarpon Springs (20 minutes), Weeki Wachee Springs Water Park (25 minutes), Pine Island (30 minutes) and Busch Gardens (45 minutes).


The Homes

We are constructing just twenty nine - three and four bedroom, three bathroom townhouses with large two car garages. The community is zoned for vacation rental and include a large resort type recreation area with large pool and play area.

Homes are purchased on a 'freehold' basis and a Homeowners Association will maintain the common areas and roadways. In addition there will be a designated property management / rental company available to homeowners wishing to rent their homes.

The Cypress Preserve resort is the only new construction in Pasco County Florida zoned for 'short term rentals' which makes this the perfect investment. Set in twenty one acres of conservation area, the resort enjoys a peaceful atmosphere whilst being only 30 minutes away from tampa International Airport and on the doorstep of numerous restaurants, shopping malls and beaches.

Terms of Purchase

An initial reservation fee of $1,000 payable by Mastercard or Visa will secure the property until the contract is prepared. Upon signing the contract 20% of the purchase price is payable and a mortgage/constuction loan application is required. During the construcrtion period, monies from the construction loan will be released to the builder in stage payments after bank inspections.

There are a number of mortgage options available including a 20% deposit, none - qualifying loan requiring minimal paperwork.

Owners will hold a one twenty ninth interest in the surrounding Woodlands, lake and Community Pool.


The Homeowners Association
All purchasers will become members of the Homeowners Association which is charged with maintaining exterior of the buildings and common areas of the community. This will include Street Lighting, Landscaping, Communal Pool Care, Cable TV and Property Insurance. The estimate for the first years association fee is $335.00 per month. In addition each homeowner will pay their own Electricity, Utilities and Telephone. The total running cost of each home including association fee is estimated at $520.00 per month.
